If you live in a condo in Centretown, Byward Market, Lebreton Flats, or one of the new towers in Little Italy or Westboro, you already know the truth about Ottawa condo living: the views are great, the storage is tight, and choosing the wrong sofa can throw off an entire room.

After helping hundreds of Ottawa condo owners furnish their spaces from our showroom, we've learned that the sofa hunt is rarely about style first. It's about logistics — will it fit through the door, around the corner, and into the elevator? Then comes scale, comfort, and finally, the look.

Here's the practical playbook we walk our clients through.

Step 1: Measure your space — and your route in

Most condo sofa disasters happen on delivery day, not in the showroom. Before you fall in love with a piece, measure three things:

Your living room. Measure wall-to-wall, then mark out the sofa footprint with painter's tape on the floor. Most Ottawa condos under 800 sq ft do best with a sofa under 84 inches wide. Anything longer starts to dominate the room.

Your delivery path. Hallway width, doorway width (including the depth of the frame), elevator interior dimensions, and any tight corner you'll need to pivot around. Older Centretown buildings near Bank Street are notorious for narrow hallways and small elevators. Newer towers in Lebreton Flats are generally easier, but service elevators still vary.

Your ceiling height. This matters more than people realize. A standard sofa with a 33-inch back looks fine in a 9-foot ceiling but can feel oppressive in an 8-foot ceiling. Lower-profile, mid-century-inspired sofas often photograph and live better in compact condos.

Step 2: Pick the right depth, not just the right width

Sofa depth is the single most underrated decision in a small condo. Manufacturers list two depths:

• Overall depth (the outside dimension)
• Seat depth (the actual cushion you sit on)

For most Ottawa condos, look for an overall depth between 34 and 38 inches. Anything deeper — those big lounge-style sofas with 42-inch depths — will eat your floor space and make the room feel smaller. They're also brutal for shorter guests, whose feet won't reach the floor.

A seat depth of 22–24 inches is the sweet spot for everyday use. If you mostly want a piece you can stretch out and nap on, go deeper. If you mostly host friends and want upright conversation seating, go shallower.

Step 3: Decide between a sofa, loveseat, or compact sectional

The instinct in a small condo is to default to a loveseat. Don't. A loveseat seats two adults uncomfortably and signals "starter apartment" energy. You almost always have more room than you think.

Better options for Ottawa condo dwellers:

Step 4: Choose fabric for Ottawa life

Ottawa weather is hard on furniture. Salt and grit get tracked in from October through April. Hardwood floors and tile mean your sofa is the softest surface in the room, so it absorbs the daily wear.

A few rules:

Performance fabrics are worth the premium. They resist stains, pet hair, and the inevitable spilled glass of red wine. They've come a long way — modern performance weaves look indistinguishable from traditional upholstery and feel just as good.

Light colours are fine if the fabric is right. Cream and oatmeal sofas only become disasters in untreated cotton or linen. In a performance weave, they wipe clean and brighten a small room.

Real leather ages beautifully but isn't for everyone. It's the most durable option long-term, but it's cold in our winters unless you layer with throws, and it's not ideal if you have cats. Step 5: Don't skip the legs

In a small condo, visible sofa legs make the room feel bigger. A skirted or platform sofa visually lands flat on the floor and absorbs square footage. A sofa with 4–6 inches of clearance underneath lets your eye travel further across the room and makes the floor feel bigger than it is.

This is the easiest free win in small-space design.

Step 6: When custom is actually the right call
